How much does a new roof cost? 

Most residential roofs fall between $8,000 and $20,000, depending on size, materials, and complexity.

We break every job down into four buckets:

 

Materials, Labor, Overhead, and a capped Profit, so you see exactly where your money goes.

Each of our installs are full tear off of old shingles and a full system roof using the proper components from the manufacturer.

Do I actually need to replace my roof?

Not always. A proper inspection is the first step in determining whether it’s time for a replacement.

 

However, a variety of factors beyond normal wear and tear can shorten the lifespan of asphalt shingles.

Improper attic ventilation, multiple layers of shingles, and manufacturer defects are three of the most common ways a roof’s lifespan is shortened.

How will I know when it's time?

Shingles are curling, cracking, or falling apart.

Granules are washing off. If your gutters have a lot of sand like material, those are granules and the shingles are losing their protection.

Missing or blown off shingles.

Shingles that are 20-30 years old for architectural and 10-15 years old for 3-tab.
